Default Want Passive Management-Software is the Key

Self Storage used to be the "black sheep" in the investment world. Having to deal with the check-ins, late fees and lock outs have burned out more than one manager /owner in the self storage world.

Well all of that is a thing of the past. Nowdays you can be on your sailboat in the Florida Keys and still check-in a new client at your storage facility in Montana. Yes...that is why I am in the self storage business. All of our facilities are fully automated. We utilize a self check-in kiosk that greets your new clients, shows them what units are available, brings up the lease and takes payment by cash, credit card or check. The kiosk will even despense a lock if they wish. Once their gate code is issued, your client will have 24/7 access to the facililty. At the end of the month if they haven't paid their gate code is suspended and they are directed to the kiosk to pay. All of this can be monitored by you anywhere you can get internet access. Link this to a webcam and your security is taken care of as well.

Modern software and computer systems have taken the headache out of management and assisted in maximizing profit to make self storage a sought after investment.

it would be interesting to learn what experience businesses have had with various software and software combinations, good or bad.

We have "tested out" several combos and have yet to find one that is "just right."

Symbio Management Software with Doorking Gate system didn't work well at first, because they were not compatible with one another. This is pretty funny considering Doorking ownes Symbio. There are rumors that that works now, but we haven't tried again.

We've also done Sitelink Management Software with Doorking Gate - and it took over a year to get that to work! It now works 95% of the time, but there are particular circumstances in which it still will not work. (Involving the Insomniac Kiosk)

Then, we've done Sitelink Management Software with Digigate. The compatibility works just fine, but unfortunately, digigate often decides to stop working, so that takes some maintenance as well.

E-move (the Uhaul Management Software) is our next try.

Smile Software gate control incompatible

I was fascinated with your history of problems and your brave efforts to get software and gates to work together and reliably. Since Febraury have you had any better luck with Uhaul system?

Default Emoves Software

I have found that emoves integrates well with just about every gate software as well as being very user friendly.
